Timnath is small but growing fast. The town was founded in 1882, named after a place in the Book of Judges, and sits on a bluff east of the Cache la Poudre River near the Harmony Road exit on I-25. Its old Main Street is County Road 5. Around it, newer neighborhoods like Wildwing, on the east shore of Timnath Reservoir, and Timnath Ranch, Riverbend, Serratoga, and Kitchel Lake have filled in quickly.

Many homes in Timnath have walkout basements and tall decks off the main floor. Those decks rely on a solid ledger, sound posts, and footings below the frost line, which is 30 inches in Larimer County. A deck inspection checks all of it and gives you a written report.
West-facing decks in Timnath usually need restaining before the east side does. Check the boards nearest the rail first each spring.

Timnath adopted the 2024 building codes, effective January 1, 2026, and runs its own building services. New decks and structural repairs usually need a permit. We confirm the current requirements for your address before any work begins.
